I booked this B&B because it appeared to be the nearest to the Newport Jazz Festival on the map and was stunned by the beautiful accommodations when I checked in. The upstairs room is huge! I felt a bit like a princess in there. The backyard is truly a labor of love with all the beautiful flowers, and I took some time out of my schedule one day just to sit and bask in the relaxing setting. The hostess is very kind, and the neighbors are friendly. There is nothing here to dislike.

Want a quiet, quaint, and relaxing new england/newport B & B experience? This is your place. From the decor, food, quality, to privacy- this place has everything you want without having to pay crazy prices. In addition, the owner (Mary) has been operating for over 20 yrs . Her personality and friendliness just put the cherry on top!.

Location-right off Bellevue where mansions are located and just minutes from downtown.
Overall Decor-quiet (away from the hustle), well kept, New England vintage look-pretty wood furniture. Her zen like garden is so beautiful and provides a place for relaxation and tea during the afternoon.
Suite-large, cozy, cable TV, comfortable jacuzzi, eco friendly fireplace, and sky light. I love that it was location upstairs and we didn't have neighbors. It felt totally private
Food-FULL breakfast: freshly squeezed orange juice, coffee and/or teas, selection of fresh buttermilk blueberry pancakes presented with a side of bacon, fresh blue berries, and a dabble of powdered sugar. She had other options as well. Mary also provides afternoon tea by her beautiful garden. I wish a took a picture of my food! I had told myself that I would stay away from the phone so I didn't have it with me ha ha.

This place has people who come by every year and I can see why. I got engaged there and will be going there for anniversaries every year myself! Thank you Mary!

Decided to take a sister's getaway to Newport for the weekend. Looking at the last minute, this was one of the few places available. We booked and were happy we did! Mary is wonderful. Her place is very charming, country chic. I don't think the pictures on her site convey that the common areas (and I can only speak for the Sun-lit suite) are clean and really cute. Bed was comfy, bathroom clean, small fridge in room. The garden is relaxing. She was very helpful with helping us plan things for the short period of time we were there. Not pushy- gives as much assistance as you need.

I thought the breakfast was filling (coffee, fresh OJ, yogurt, fresh fruit, granola and orange chocolate chip scones available daily; french toast and various pancakes with bacon were the options available the days we were there). She has off street parking. She is near the mansions and Gooseberry beach which is a very good location. A walk into the main part of town is 25-30 minutes. Overall, my sister and I had a great time and we would stay there again. This was my first B&B experience, and I am really pleased with how it went.

We stayed with Mary during the Newport Folk Festival this year. The location was fantastic--close enough that we could bike to Fort Adams Park or downtown easily. We stayed in the suite upstairs, and loved the room--it was quiet, comfortable, and nicely decorated. Mary was really friendly and helpful; she helped us find places to eat, and even offered to drive us to the park in the morning. The breakfast was fantastic as well! We highly recommend this bnb, and would definitely come again next time we're in the area!

We have stayed with Mary several times over the past 10+ years. She is the nicest person you'll ever meet - we consider her to be like family. Her Inn is just off the beaten path - very quiet and tranquil - yet walking distance to Mansions and shops. Just a short ride to Ocean Drive where you can soak the best ocean views. We are sure to be staying with Mary again and again.

We enjoyed a great weekend in Newport staying at this bed and breakfast. Mary the owner was great. She made us feel very welcome. We enjoyed the breakfast on Saturday and Sunday mornings. It was only the 2nd bed and breakfast we stayed at, but I must admit it was the best so far. Mary made delicious breakfasts each morning. Saturday she served: scones, homemade granola, freshly squeezed juice, coffee, bacon, fresh fruit and french toast. On Sunday she served pancakes any way you wanted it. I had blueberry and my husband had coconut/choc chip pancakes also served with bacon, fresh fruit, granola, juice and scones. The yard is small, but very relaxing and picturesque with several bird feeders that had some nice birds visiting and a lovely water element. I would highly recommend this bed and breakfast and hope to visit again.

Mary is so sweet and took such care in making sure our stay was perfect! Breakfast was delicious! The room was spacious with different seating areas and a king size bed. I highly recommend Gardenview!

We enjoyed our mini vacation at Gardenview B & B, even though the weather did not co-operate - windy and cold. We toured three of the mansions - located very close to this B & B. The Gardenview is in a nice, quiet neighborhood. We stayed in the Sun-Lit Suite upstairs - a large room with comfortable king-sized bed and a large picture window overlooking the garden in the rear of the house. Mary was very gracious, friendly, and looked after our every need. My only suggestion would be to add a separate shower in the bathroom; otherwise the whirlpool bathtub was enjoyable. Thanks for making our short get-away trip memorable.

Mary our friendly host was very comforting from beginning to end. Breakfast is served around 8:30-9:30. Very nice table served w/ freshly squeezed OJ, chocolate chip orange baked scones right out of the oven, eggs, pancakes made to your exact preference and choice. Did I mention that the chocolate chip orange scones are my favorite, that I even took a 2nd serving...

Guys choice: hard to please when it comes to food and home run. Relax in the backyard garden and watch the birds eat of the feeders or just admire the many different variety of flowers and plants in the garden.

Walk to town is about 18 min, very easy as 30yr/m and 36yr/f had no difficult at all -- just bring a tiny flashlight if you expect to walk back after sunset or at dark. Large park, tennis court, basketball and swings are 3 min walk away.

The bathroom is relaxing, take shower or bath in med. size tub.

Price is much cheaper than others as July is expensive elsewhere when you include breakfast and other costs.

2 rooms only available (King upstairs or Queen downstairs) so stay will be peaceful and romantic. Except that walls are thin, so if you are to watch TV at night, better lower the volume or expect someone from the other room to come knocking... Have it your way, and make it count.

Recently my husband, myself, my daughter, son-in-law and youngest grandson had the pleasure of staying at the Gardenview Bed and Breakfast as we attended a family wedding in Newport. The Proprietor, Mary Fitzgerald, was a warm and welcoming host. The bed and breakfast had two beautiful bedrooms with large bathrooms as well as lots of room to get comfortable. Mary's breakfast both days was outstanding consisting of fruit, yogart, homemade pancakes, french toast and bacon. On hand was plenty of coffee and a variety of juice continually arriving. On Sunday, Mary gave us the choice of strawberry, blueberry, chocolate chip or coconut pancakes, or any mixture of the ingredients. The best choice was my daughter's chocolate chip and coconut - I wasn't sure but I was wrong! They were hands down the best combination I had ever tasted.

Mary provided us with easy routes around the Newport area as traffic was busy and suggested Scales for dinner as we arrived on Friday night. Mary is a warm and wonderful person who cares greatly on the experience of each of her guests. Her gardens are beautiful with flowers everywhere.

A very wonderful experience with our family made 110% better staying with Mary!
